SUMMARY: Under the direction of the Director, Construction Services, the Project Manager, Construction coordinates and implements the construction activities associated with all assigned Development and Redevelopment projects. These activities shall include the coordination and collaboration with the overall project team and any outside design consultants.

RESPONSIBLITIES:

• Monitoring, controlling, and reporting project costs related to approved budget.

• Monitor progress of Construction activity in accordance with approved project schedule.

• Coordinate Construction activity with Contractor and Client Associates.

• Coordinate the maintenance of a diary including photos of construction activity.

• Monitor and assist with required information (RFI's) between Contractor and Design Consultants • Assist in the review of monthly pay requests for % completion, lien waivers, etc.

• Initiate the scheduling and pricing of Owner directed changes.

• Responsible for providing technical and procedural construction direction to the Team.

• Responsible for following all department policies and procedures.

• Travel expectation of 25 - 35% or as required by project assignments for "on site" Assistant.

• Monitor and review on-site testing companies progress on a daily basis or when required.

• Employee has direct responsibility to manage the budgetary functions of projects in their property / region and is responsible for making day-to-day decisions regarding said budget and management of expenses and revenue independent of oversight from upper management.

• Responsibilities include the review and comment on Tenant construction lease language, management of Tenant design and construction teams to ensure timely completion, manage design and construction teams to complete Landlord work projects from, pad turnover, inline small shops, ground up turnkey and Junior Box Tenants.

• Manages all phases of construction projects from pre-development to construction to turnover.

• Coordinates design, project scopes, constructability, and economics based on project parameters (Departments, Tenants Requirements, Municipalities).

• Create bid packages, solicit proposals from contractors, analyze proposals for scope and cost.

• Communicates and negotiates with Tenants; before, during, and after project life cycle. 1 | Page Construction Project Manager

• Negotiates and administers contract changes to contractors and vendors.

• Attends and reports in as needed on monthly projected openings proposed tenants.

• Organizes and provides necessary tools to aide leasing agents in gaining proposed tenants.

• Coordinates with jurisdictional agencies to obtain permit approvals.

• Prepares and manages project schedule to obtain permit approvals.

• Reviews and approves construction drawings for both Client and tenant work.

• Develops and maintains project budgets.

• Reviews, approves, and processes Tenant Improvement Allowance Requests.

• Maintains Plan Data and educates employees on using the system.

• Creates and updates reporting programs and project specific requirements / status.

REQUIREMENTS:

• Bachelor’s Degree (B.A./B.S.) from a four-year college or university preferable; or

• Minimum 2 years’ experience in the construction industry preferably in the Retail field. Mixed use construction experience desired.

• Proficient with Microsoft Project, Bluebeam, Procore, Word, and Excel.

• Understanding of building materials, and budgets.

• Excellent onsite project management and organizational skills.

• Be able to read building plans and details.

• Ability to determine and recognize quality and quickly recognize problems.

• Excellent written and verbal skills.

• Construction skills to determine good construction practice. 2
